Your goals. Your options. A smarter path to homeownership.
Buying a home is one of the biggest financial decisions you’ll make. You deserve someone who takes the time to understand your goals, explain your options, and help you make informed decisions.
I’m Mayra Hernandez (NMLS #2256914), a bilingual mortgage loan officer serving California’s Central Coast.

Rooted in the Central Coast. Committed to helping you move forward.
The Central Coast has always been home. Born and raised in Santa Barbara County, I’m proud to help individuals and families make this community their home, too.
I got into mortgage lending because I believe people deserve more than a loan quote. They deserve someone who listens, explains their options, and helps them feel confident in one of life’s biggest financial decisions.
My connection to military families is personal. As a military surviving spouse, I have a deep appreciation for the sacrifices, transitions, and unique experiences that come with military life. I’m especially passionate about helping service members and veterans understand and make the most of their home loan benefits.
As a bilingual loan officer with NEXA Lending, I work with clients in both English and Spanish and have access to a variety of financing options. My goal is simple: make the process easier to understand and help you find a path that fits your goals.
Guidance for the people who call the Central Coast home.
Every situation is different, and so is every borrower. Here is who I work with most, and how I can help you understand your options.
First-Time Homebuyers
Buying your first home brings a lot of questions. I’ll walk you through credit, down payment options, and closing costs in plain language, so you know what to expect before you take the next step.
Military Families and Veterans
From PCS moves to VA home loan benefits, military life comes with its own timelines. I can explain how VA financing works and help you plan around your orders and your goals.
Your Next Move or Refinance
Thinking about moving up, or wondering whether a refinance makes sense? We’ll look at your current situation and goals together, so you can decide if a new loan fits your plans.
Real Estate Investors
Buying a rental or investment property is a different decision than buying a home to live in. I can walk you through how financing for investment properties works and what lenders may look at, so you can plan with confidence.
Self-Employed Borrowers
If you own a business, freelance, or work for yourself, your income is documented differently. I’ll explain what lenders typically ask to see, like tax returns and business records, so you can prepare ahead of time.
Options, not a one-size-fits-all loan.
The right financing depends on your income, credit, savings, and goals. Here is a plain-language look at the programs I work with, including first-time homebuyer loans and VA loans near Vandenberg Space Force Base.

A home loan benefit earned through military service and guaranteed by the U.S. Department of Veterans Affairs. Eligible veterans, active-duty service members, and certain surviving spouses may qualify. VA loans offer flexible down payment options and do not require monthly mortgage insurance, though a VA funding fee may apply.
Eligibility is based on service history and VA guidelines. Ask About VA LoansConventional
A widely used loan that isn’t backed by a government agency. It is often a fit for buyers with established credit. Down payment and mortgage insurance requirements vary by borrower and loan.
FHA
Insured by the Federal Housing Administration, with more flexible credit and down payment guidelines. Many first-time buyers explore this option. FHA loans include mortgage insurance.
Jumbo
For higher-priced homes that exceed standard loan limits, which can apply to some Central Coast properties. Jumbo loans often have additional requirements, and these vary by lender and borrower.
Program availability, eligibility, and terms vary by borrower, property, and credit, and are subject to underwriting approval. This is general information and not a commitment to lend.
I know this coast, because it’s home.
From the families around Vandenberg Space Force Base to first-time buyers in Lompoc, I understand the communities I serve and what makes living here special.

DTI (debt-to-income) is the share of your gross monthly income that goes toward your monthly debts plus your housing payment. The percentages above are budgeting guides, not qualifying limits. Actual limits vary by loan program and borrower.

Active duty, veteran, or military family? VA loans work differently, with benefits such as flexible down payment options and no monthly mortgage insurance for eligible borrowers. Let’s talk and I’ll walk you through your options the VA way.
How this is calculated
This calculator provides general estimates for educational purposes only. It is not a loan offer, pre-qualification, pre-approval, rate quote, or commitment to lend, and it does not guarantee financing. Actual loan amounts, rates, and payments depend on your credit, income, assets, the property, and the loan program, and are subject to underwriting approval. It does not determine whether you are eligible for any loan program, and it does not check loan limits, minimum down payments, or credit requirements. It does not include every cost of homeownership, such as utilities, maintenance and repairs, closing costs, moving costs, or other expenses. Property tax, homeowners insurance, and HOA amounts are estimates based on what you enter. Program-specific figures for FHA mortgage insurance and the VA funding fee follow published HUD and VA schedules and can change. The interest rate and annual percentage rate (APR) shown are examples you can change. They are not a quoted rate, a quoted APR, or an offer. The APR reflects the cost of credit, including certain fees and mortgage insurance, so it differs from the interest rate. Your actual rate and APR will depend on your loan terms, fees, points, and mortgage insurance, and will be disclosed to you if you apply.
From first conversation to closing day.
Here is a general look at a typical home purchase, from your first conversation to the day you get your keys.
Get pre-approved
We talk through your goals, and you complete a loan application and share your documents, such as income, assets, and ID. I review everything so you know what to expect. A pre-approval letter, when you qualify, shows sellers you’re a serious buyer. It isn’t a final loan approval.
Work with a realtor to find your home
A real estate agent helps you search, tour homes, and write an offer. If you don’t have one yet, I can introduce you to local professionals, and you’re always free to choose your own.
Offer accepted and under contract
Once the seller accepts your offer, you’re officially under contract. I add the property and contract details to your file, and we collect anything still needed. I keep you and your agent updated on key dates.
Underwriting and inspections
Your complete file goes through underwriting while the home inspection and appraisal take place. Underwriting may ask for additional documents, and I help keep things moving until you’re cleared to close.
Closing and keys
You review and sign your closing documents, your loan funds, and you get the keys to your new home.
Every borrower’s path is a little different. Many buyers complete their application and documents at the pre-approval stage, but the order and timing vary by loan and situation. Refinancing? The steps are similar, without the realtor and contract stages.
